Painters PickeringWhy Toronto and 905 service areas price differently
The housing stock changes materially across the sixteen areas, and the difference shows up in the quote rather than in the marketing. Inside the old City of Toronto much of the stock predates 1960, which means plaster and lath, original trim profiles that no modern moulding matches, and ceilings that crack along their keys rather than along a tape line. Prep hours on that stock run high.
Out through Peel, York, Halton and Durham the stock turns newer. Drywall instead of plaster, but double-height foyers, open stairwells and long uninterrupted wall runs. The prep is lighter and the access equipment is heavier. A twenty-foot foyer is scaffold time, and scaffold time is priced as such rather than folded into a square-foot rate.
Downtown, the constraint is neither the wall nor the ladder. It is the building. Property management wants a certificate of insurance on file before a crew badges in, the service elevator has to be booked, and most boards restrict contractor hours to weekdays inside a set window. That access time is real and it belongs in the quote.
Exterior exposure across the Toronto service areas
South-facing elevations in Ajax and along the Scarborough and Etobicoke lakeshore take direct sun and lake-driven wind, which shortens the life of a solid colour on wood and drives chalking on older aluminum siding. Inland stock in Vaughan, Richmond Hill and Brampton weathers more evenly but sits in newer subdivisions where the original builder coating is often a thin single application that needs a full bonding primer before a repaint will hold.
None of that changes our published rate. It changes which product goes on the wall, and we name that product in the quote.
Coverage questions
Do you charge more for the 905 than for downtown?
Not by distance. Crews are assigned by area rather than dispatched from a single address, so a Whitby job is scheduled with other Durham work. What does move the price is access: a downtown condo with a booked service elevator carries access time that a Brampton driveway does not.
My address is not on the list. Do you still cover it?
Ask. The sixteen area pages are the places we work most often, not a boundary. Neighbouring addresses in the same municipality are usually covered on the same schedule.
Does the area change what the job costs?
Indirectly. The published price ranges are the same city-wide, but the housing stock is not. A pre-war Leaside semi has plaster and original trim; a Vaughan two-storey has drywall and a twenty-foot foyer. Both change the prep hours, and prep is most of the invoice.
