Painters in Ajax, where the south elevations work hardest
Paint Toronto paints across Ajax, a lakeshore town where the exterior story is exposure: south-facing walls take direct sun and wind straight off Lake Ontario, and they consistently fail years before the rest of the house.
Exterior surveyed and priced elevation by elevation
Subdivision interiors with thin builder finishes assessed for coat count
Booked into the settled part of the exterior season

What Ajax jobs have in common
Direct lake exposure
Nothing stands between a south-facing Ajax wall and the lake. Those elevations weather faster than any other side of the house.
A town with a naval history
Ajax was named for a Royal Navy cruiser, and many of its older streets carry the names of its crew, which dates the original grid clearly.
Thin builder finishes
Subdivision interiors from the 1990s and 2000s usually carry one sprayed coat, so a repaint means two.
Coverage
Where we work in Ajax
From the Pickering boundary east to Whitby and from the lake north past Taunton Road, covering the original town grid near the lake, the Westney and Harwood corridors, and the newer communities north of Highway 401. The older streets near the lake carry the town’s original post-war housing, and the further north you go the newer and taller the stock becomes.
What an Ajax estimate covers
Elevation-by-elevation exterior survey
South faces priced on their own condition rather than averaged across the house.
Cladding material confirmed
Aluminum, vinyl, stucco and wood each get the primer and topcoat they need.
Existing coat body tested
Interior builder finishes checked so the quoted coat count is realistic rather than optimistic.
Season timing advised
Exterior work steered toward the settled late-season window rather than the June peak.
Ajax specifics
Why Ajax south elevations fail first
Every lakeshore community in the region deals with this, and Ajax deals with it plainly because so much of the town faces the water across open ground. A south elevation here gets full summer sun for most of the day, wind carrying moisture off the lake, and a winter freeze-thaw cycle against a wall that never dries out completely.
Coatings on that wall age faster in every measurable way. Colour fades, binders chalk on older aluminum, and solid colour on wood starts lifting at the edges. Meanwhile the north face of the same house can be in genuinely good condition.
Pricing that as one average rate means the client with three sound sides is subsidising the fourth. We survey each elevation and quote each on its own condition.
Ajax street names date the original town grid
Ajax grew from a wartime munitions site and was named after a Royal Navy cruiser, and many streets in the original town carry the names of that ship's crew. It is a clear marker: if the street name reads like a naval roster, the housing around it is likely part of the town's older post-war core rather than a recent subdivision.
That matters practically. Older Ajax housing near the lake is smaller, frequently re-clad at some point, and more likely to have layered coatings that need assessing for adhesion. North of the 401 the stock is newer, taller and more predictable.
Ajax subdivision interiors and the builder coat
Subdivision interiors across Ajax are drywall, flat and plumb, and they prepare quickly. The one thing worth checking is the body of the existing coating, because builder finishes from the 1990s and 2000s were applied thinly over unprimed board.
A single coat over that will look patchy under side light. We test rather than assume and state the coat count in the quote.
Ajax painting questions
Why does one side of our house look so much worse?
Exposure. A south-facing wall in Ajax takes direct summer sun and wind coming off the lake with nothing in the way, while the north face is sheltered for most of the year. It is completely normal for three elevations to need a straightforward repaint while the fourth needs scraping back to sound material. We survey and price by elevation for exactly that reason.
When should we book exterior work?
Inside the May to mid-October window, and preferably in the back half of it. Late August through September gives lower humidity, cooler surface temperatures and a more settled forecast than June, and exterior labour rates in the region run measurably lower once the peak has passed.
Our house is fifteen years old. How many coats does the interior need?
Usually two. Subdivision builder finishes from that period are typically a single thin coat sprayed onto drywall that was never separately primed, so the first coat of a repaint is doing priming work. We check the existing finish at the walkthrough rather than assuming either way.
