Painters in East York, working plaster walls and narrow stairs

Paint Toronto paints across East York, where most of the housing predates 1960 and the walls behind the paint are plaster and lath rather than drywall. That changes the filler, the primer and the number of hours before a roller comes out.

Plaster press-tested by hand before anything is quoted
Original trim profiles cut in rather than caulked over
Narrow stair runs worked with platforms, not ladders

What East York jobs have in common

Plaster, not drywall

Most of the stock predates 1960. Plaster cracks along its keys, and a hairline often means it has let go of the lath behind it.

Tight footprints

Semis and rows with small rooms and narrow halls. Contents have to leave the room rather than move to the middle of it.

Original trim

Deep baseboards, picture rails and moulded casings that no modern profile matches. They get cut in properly rather than filled.

Coverage

Where we work in East York

From the Don Valley east to Victoria Park, between the Danforth and Eglinton, taking in Pape Village, Woodbine Heights, Topham Park and Leaside’s southern edge. East York was a borough of its own until amalgamation, and its housing reflects a single concentrated building period: modest semis, row houses and small detached homes put up largely between the 1920s and the 1950s, on narrow lots with laneways behind many of them.

What an East York estimate covers

Plaster condition tested

Suspect areas pressed by hand at the walkthrough, with re-anchoring or skim coating quoted as its own line if needed.

Trim treated as trim

Original profiles cut in and restored rather than caulked flat, which is what keeps a period interior looking right.

Contents handling agreed

Small rooms mean furniture leaves rather than moves. We agree where it goes before the first day.

Stairwell access named

Narrow three-storey stair runs worked from built platforms, priced as their own item.

East York specifics

Why East York plaster changes the quote

Drywall fails predictably. It cracks along tape lines, it dents, and the repair is a known sequence. Plaster is older technology and it fails differently: wet plaster was pushed through gaps in wooden lath so it formed keys behind the lath, and those keys are what hold the wall up. When they break, the plaster separates from the lath and the surface moves slightly under hand pressure.

From the outside all you see is a hairline crack. Filling it makes the wall look fixed for a season. Then the plaster moves again and the crack comes back in exactly the same place.

Pressing suspect areas by hand at the estimate takes a few minutes and tells us whether the wall needs filling, re-anchoring or a full skim. Getting that wrong is the most common reason an old-Toronto interior job disappoints a year later.

East York trim is most of the labour

East York interiors carry the trim vocabulary of their period: deep baseboards, moulded door and window casings, sometimes a picture rail. Those profiles have edges and returns that have to be cut in by hand, and there are a great many linear feet of them in even a small house.

The fast way to deal with old trim is to caulk every joint flat and spray it. It looks tidy from a distance and it flattens the detail that made the room worth painting. We cut in and keep the profile, and the quote reflects the hours that takes.

Working inside a narrow East York semi

Many East York homes are two rooms wide, with a staircase running up one side and a hall that two people cannot pass in. That geometry sets the working method: one room at a time, contents out rather than centred, and a sequence agreed at the start so the household keeps a kitchen and a bedroom throughout.

East York painting questions

My walls are plaster. Is that a problem?

It is a different job rather than a problem. Plaster takes filler differently to drywall and cracks along its keys instead of along a tape line. The thing we check for is whether the plaster has let go of the lath behind it, because filler over a loose section comes back within a year. We press-test suspect areas at the walkthrough.

Can you match our original baseboards and casings?

We can paint them properly, which usually matters more than matching. Deep period profiles need cutting in by hand rather than being run over with a caulk gun, and that is where the hours go on an East York interior. Where a section of trim is missing entirely, replacing it is a carpentry job and we will say so.

Our rooms are small. Where does the furniture go?

Out of the room rather than into the middle of it. In a typical East York semi there is not enough floor area to work around a stack of furniture, so we agree at the walkthrough which room is the holding space and work in a sequence that keeps the house liveable.
