What painting costs in Toronto, and a calculator to work yours out
Paint Toronto publishes its ranges rather than making you ask. Every figure below is a researched 2026 Toronto range stated before HST. It is a planning number, not a quote, and your written quote is what governs the job.
Interior measured on floor area, exterior on paintable surface
Cabinets priced per door and drawer front, not per kitchen
Access, prep and colour change shown as their own lines

Labour is roughly 70 to 80 percent of a painting invoice, and most of that labour is masking, filling, sanding and priming rather than applying colour.
Access and height
A twenty-foot foyer is not more square footage, it is staging time. Stairwells and second-storey exteriors are their own line.
Colour change
Dark to light needs a third coat. That is a fifty percent increase in application on those surfaces and it belongs in the quote up front.

Painting Cost Calculator specifics
Where our Toronto painting cost figures come from
These ranges were pulled from published 2026 Toronto price guides in September 2026 and cross-checked across eight sources, including several Toronto painting companies that publish their own rates. Where sources disagreed we took the overlap rather than the extremes, and where they disagreed because they were measuring different things, we said which basis we use.
That last point causes most of the confusion. Some Toronto contractors quote interior work against floor area and some against wall surface area, and the same job produces very different per-square-foot numbers depending on which one is being used. Wall surface in a standard room runs roughly two and a half to three times the floor area, so a $3 per square foot floor-area quote and a $1.20 per square foot wall-area quote can be the same price. Ours are floor area for interiors and paintable surface for exteriors.
What a square-foot painting rate leaves out
Square-foot rates cover walls. They do not cover trim, doors, closet interiors, stairwells, feature ceilings or heavy repair, and a quote that presents one rate covering all of it has either excluded those items or thinned the wall allowance to pay for them.
Access is the other exclusion. Staging a two-storey foyer, working a stairwell from a built platform, or booking and holding a condo service elevator are real hours that have nothing to do with area. We show them as named lines so you can see what you are paying for and compare honestly against another quote.
Seasonal swings in Toronto painting cost
Exterior labour rates in Toronto run measurably higher at the June and early July peak than they do in the fall, because every crew in the city is committed. If your substrate is sound enough to wait, booking exterior work for late August through early October usually costs less and gives better application conditions: lower humidity, cooler surfaces and a more settled forecast.
Interior work has the opposite pattern. It is busiest through the winter, when nobody can work outside, and quietest in high summer.
Cost questions
How much does it cost to paint a house in Toronto?
Interior work runs roughly $2.50 to $4.50 per square foot of floor area before HST, putting a 1,200 square foot home at about $3,000 to $5,000 and a 2,000 square foot home from around $7,000. Exterior work runs roughly $3.00 to $6.00 per square foot of paintable surface, with a typical detached house between $4,000 and $9,000. A complete interior and exterior on a larger home can run well beyond that.
Why do two Toronto quotes differ so much?
Usually prep and coats rather than labour rate. One quote includes filling, sanding, caulking and priming and specifies two coats; the other assumes sound walls and one coat over a similar colour. They are different jobs. Compare the scopes rather than the totals.
Is HST included in these numbers?
No. Every figure shown here and in the calculator is before HST, which is how Toronto painting companies publish their pricing. Your written quote shows tax as a separate line.
Does the calculator give me a quote?
No, it gives a range. It cannot see your plaster, your ceiling height, your stairwell or the colour you are covering. Use it to set expectations, then book a walkthrough for a number you can actually rely on.
Can I save money by doing some of it myself?
Yes, and the highest-value thing you can do is empty the rooms. An empty space cuts masking time sharply and lets us spray rather than roll, which is faster and gives a flatter finish. Prepping the walls yourself rarely saves money, because a filled and sanded surface still has to be checked and usually reworked.
