What North York jobs have in common

Split-level stairwells

Sidesplits and back-splits run half-flights with tall wall faces and nowhere to stand. Platforms get built on the stairs themselves.

The Yonge corridor

Sheppard, Finch and North York Centre towers each have their own contractor rules, insurance filing and elevator booking process.

Low basement headroom

Finished lower levels from the 1960s often sit under seven feet, which changes how ceilings are cut and rolled.

Coverage

Where we work in North York

From Bathurst and the Lawrence Manor area east through Willowdale, Bayview Village and Don Mills, north to Steeles and south to the Lawrence and Eglinton boundary. Don Mills is worth calling out on its own: built from the early 1950s as Canada’s first fully planned postwar community, its housing is unusually consistent in age and construction, which means the interior prep we find in one house tends to hold true for the street.

What a North York estimate covers

Stairwell priced separately

Access method named in the quote, because a split-level stairwell is hours rather than square footage.

Ceiling type confirmed

A great deal of 1960s and 1970s North York stock carries stipple ceilings, and texture roughly doubles the per-room price.

Condo rules confirmed in writing

Insurance certificate and elevator booking arranged with property management before a date is committed.

Basement moisture checked

Lower-level walls checked for efflorescence before coating, because paint over an active moisture path will fail.

North York specifics

North York split-level houses slow a crew down

The sidesplit and back-split are North York’s signature house types, built in volume through the 1950s and 1960s, and they create a problem that a bungalow or a full two-storey does not. Half-flights of stairs connect levels that are offset from one another, which produces tall triangular wall faces with a staircase running across the bottom of them.

There is no floor to stand a ladder on. The working platform has to be built on the stair treads themselves, levelled, and then moved for each section. It is slow, careful work, and a quote that does not mention it has not looked at the house properly.

North York Yonge corridor condos are a different job

North of Sheppard the towers take over, and the constraint stops being the wall entirely. Property management wants an insurance certificate on file, the service elevator has to be reserved, materials come in through a designated entrance, and most boards restrict contractor hours to weekday daytime.

That access time is real and it is in the quote as a named line. A suite repaint in a Yonge corridor tower and the same square footage in a Willowdale bungalow are not the same job, and pretending otherwise leads to a re-price halfway through.

Stipple ceilings are the North York default

A great deal of housing built here through the 1960s and 1970s carries sprayed or hand-applied texture on the ceilings, and it is the single most common upgrade request we get in the district. Painting it keeps the ceiling sealed and costs a fraction of removal. Removing it is drywall finishing work with paint at the end, and on anything from that era it starts with a lab test rather than a scraper.

North York painting questions

Why is a split-level stairwell quoted separately?

Because it is the most underestimated part of a North York interior. The wall runs are tall, the stairs themselves are the only place to build a working platform, and there is nowhere to stage tools. It takes hours that have nothing to do with square footage, so we name it as its own line rather than hiding it in the wall rate.

My ceilings are stipple. Can you paint them?

Yes, and painting is usually the better call. Textured ceilings hold roughly twice the paint of a smooth one and run about $500 to $900 per room, against $300 to $500 smooth. If the texture predates roughly 1990 and you are considering removal instead, it needs an asbestos test first.

Do you work in the Yonge corridor condos?

Regularly. The towers at Sheppard, Finch and North York Centre each have their own contractor process, and most restrict work to weekday daytime hours. We confirm your building's rules in writing and build the schedule around them.
