Popcorn ceiling removal in Toronto, starting with a lab test
Paint Toronto removes popcorn and stipple ceilings and skims them smooth. Nothing gets scraped until the texture has been tested, because material installed before roughly 1990 can contain asbestos and that changes the job from painting into abatement.
Lab sample taken and results in hand before any scraping
Scraped, skimmed to smooth drywall finish, primed and painted
Rooms fully sheeted, because this is the messiest job we do

Three things that change the price
Whether it was tested
Pre-1990 texture goes to a lab first. A positive result makes this abatement work with its own procedures and its own cost.
Whether it was painted
Unpainted texture wets and scrapes off. Painted texture is sealed, resists water, and often has to be skimmed over instead.
Ceiling height
Eight-foot ceilings are platform work. Vaulted and two-storey spaces are staging, and staging is priced as its own line.
Our Process
How ceiling removal runs
1
Sample and test
A sample of the texture goes to a lab. Nothing proceeds until the result is back and you have seen it.
2
Seal the room
Floors, walls, doorways and vents sheeted. This job produces more dust than any other painting work and containment is not optional.
3
Scrape and skim
Texture wetted and scraped, then the ceiling skimmed with joint compound to a smooth drywall finish and sanded flat.
4
Prime and paint
New compound sealed with a primer so it does not flash, then two ceiling coats and a full clean-down.

Painting over instead is often the better option
The messiest job we do, and the one with the most safety steps in front of it.
Lab result before any scraper
Pre-1990 texture sampled and tested, with the result in your hands before work is booked.
Containment written into the scope
Rooms sheeted floor to wall, doorways sealed and vents covered as standard rather than as an extra.
Skim and prime included
The smooth finish is made by the skim coat, so it is quoted rather than dropped to lower the number.
Painting over offered as an option
Where removal is not worth what it costs, we say so and price the cheaper route instead.
Popcorn Ceiling Removal specifics
Why popcorn ceiling removal starts with the build year
Textured and stipple ceilings were standard in Canadian residential construction for decades, and asbestos was a common additive in the compounds used to create that texture until it was phased out. In practice that means Toronto homes and condo suites finished before roughly 1990 sit in the group that needs testing, and a great deal of the city’s stock falls inside that window.
A test is a small cost and a short wait. Disturbing asbestos-containing material without knowing is not something that can be undone afterwards, and no reputable contractor in Toronto will scrape an untested pre-1990 ceiling.
Popcorn ceiling removal means skimmed, not just scraped
Scraping removes the texture and leaves behind whatever is underneath, which is usually an unfinished ceiling board with visible tape lines, fastener dimples and the original spray pattern ghosted into the surface. That is not a smooth ceiling. It is a ceiling ready to be finished.
The skim coat is where the smooth finish is actually made: joint compound applied across the full ceiling, sanded flat, and then primed so the new compound does not drink the topcoat unevenly and flash. When you compare quotes, check whether the skim and the prime are in the scope. A price that looks unusually low is often a scrape-only price.
Stipple, popcorn and stucco are the same conversation
Toronto uses all three words for textured ceilings and they overlap. Sprayed acoustic texture, hand-applied stipple with a brush or roller, and the heavier stucco finishes found in 1970s and 1980s condo stock are all removed the same way and all fall under the same testing rule. Whichever term your building uses, the process and the price ranges are the same.
Popcorn ceiling questions
What does popcorn ceiling removal cost in Toronto?
Roughly $6 to $10 per square foot before HST for removal, skim to smooth and paint. Scraping alone on unpainted texture runs $3 to $4. One Toronto contractor publishes about $3,500 for a 1,500 square foot home start to finish including ceiling paint. If the texture tests positive for asbestos the work becomes abatement at $8 to $15 per square foot.
Does my ceiling need an asbestos test?
If the texture was installed before roughly 1990, yes, and we will not scrape it without one. Testing is inexpensive against the cost of disturbing asbestos-containing material in an occupied home, and the result determines whether this is a painting job or an abatement job.
What if the texture has been painted over?
Painted texture is sealed against the water that normally softens it for scraping, so it comes off slowly and in chunks, leaving a rougher surface to skim. It sits at the top of the price range. In some cases skimming straight over the texture is the better answer and we will say so.
Is it worth doing, or should I just paint it?
Painting the texture costs a fraction of removing it, keeps the ceiling sealed and is the right call in a rental, a short-term hold or an asbestos-positive ceiling. Removal is worth it when you are staying, when the ceiling is already damaged, or when a smooth ceiling is part of a wider renovation.
How much mess is involved?
A great deal, which is why containment is part of the scope rather than an extra. Rooms are sheeted floor to wall, doorways sealed and vents covered. Even so, plan to be out of that room entirely while the work runs.
