Painters in Etobicoke, from Alderwood bungalows to Humber Bay towers
Paint Toronto works right across Etobicoke, where two very different kinds of painting job sit a few kilometres apart: post-war bungalows with aluminum siding and deep lots, and the Humber Bay Shores condo towers with their own building rules.
Chalked aluminum siding washed and bonded before any topcoat
Long driveways mean exterior jobs can be staged properly

What Etobicoke jobs have in common
Aluminum siding, everywhere
Original 1960s and 1970s cladding across Alderwood, Rexdale and Islington. Aged aluminum chalks, and the wash is what decides whether a repaint holds.
Lakeshore exposure
South elevations from Mimico through Long Branch take direct sun and lake-driven wind. They fail years ahead of the other three sides.
Room to work
Deep lots and long driveways mean ladders and staging can be set up properly instead of worked around, which shortens exterior jobs.
Coverage
Where we work in Etobicoke
From the Humber in the east out to the 427 and Rexdale in the north, down through Islington and Kingsway to the lakeshore strip at Mimico, New Toronto and Long Branch. The housing changes as you move south: post-war bungalows and wartime housing near the lake, larger interwar homes through the Kingsway with plaster walls and original trim, and towers along Lake Shore Boulevard West at Humber Bay Shores.
What an Etobicoke estimate covers
Cladding identified per elevation
Aluminum, stucco, brick and wood priced separately rather than averaged across the house.
Chalk test on aged siding
Run at the walkthrough, because the wash stage is the largest variable in a siding repaint here.
Building paperwork for condos
Insurance certificate filed and service elevator booked before a Humber Bay suite is scheduled.
Season advice for exteriors
Lakeshore south elevations are booked into the settled part of the season rather than at the June peak.
Etobicoke specifics
The three Etobicokes
Etobicoke behaves like three separate markets for painting work. The lakeshore strip through Mimico, New Toronto and Long Branch is small wartime and post-war housing on tight lots, much of it clad in aluminum over the original wood, and much of it now on its second or third owner-driven renovation. Interior work here is compact and exterior work is dominated by siding condition.
The central belt through Islington, the Kingsway and Baby Point is older and larger. Interwar brick with plaster walls, original casings and picture rails, and ceilings that crack along their plaster keys rather than along tape lines. This is careful interior work, and the hours sit in the preparation rather than in the rolling.
North of Eglinton through Rexdale and the 427 corridor the stock turns to 1960s bungalows and sidesplits on generous lots. Exterior jobs move quickly here because there is room to work, and interiors are mostly drywall from the era or from later basement finishing.
Lake exposure decides the Etobicoke exterior schedule
Any elevation facing the lake between Mimico and Long Branch is working harder than the other three sides of the same house. Direct summer sun, wind coming off the water, and winter freeze-thaw against a wall that never fully dries out.
We survey and price by elevation rather than averaging, which regularly means the north and east faces of an Etobicoke house need a straightforward two-coat repaint while the south face needs scraping back to sound material first. Pricing that as one rate across the house means somebody is paying the wrong number.
Etobicoke painting questions
Do you paint aluminum siding in Etobicoke?
Often. It is the most common exterior request in this corner of the city. Aged aluminum chalks as its original binder breaks down, so it takes a full wash to remove the oxidised layer and a bonding primer before any topcoat. Skipping the wash is the usual reason a siding repaint here fails inside three years.
Can you work in a Humber Bay Shores condo?
Yes. Those buildings require a contractor's certificate of insurance filed with property management, a booked service elevator, and work kept inside the hours the board permits. We handle that before the crew is scheduled rather than on the morning they arrive.
Is the Kingsway different from the rest of Etobicoke?
For interiors, yes. The interwar housing through the Kingsway and Baby Point area commonly has plaster and lath rather than drywall, plus original trim profiles that no modern moulding matches. Prep hours run higher and we quote the plaster condition as its own line.
