Brick painting in Toronto, with a coating brick can breathe through

Paint Toronto paints and limewashes brick across the city. Brick is the one exterior surface where the wrong product does structural harm rather than just looking poor, because solid masonry has to release the moisture it absorbs and a sealed film traps it.

Before you paint brick, three things to know

It does not come off

Removing paint from brick means chemical stripping or abrasive blasting, both of which damage the fired face. Treat this as permanent.

Brick has to dry outward

Solid masonry takes on water and releases it through the face. A sealing acrylic traps that moisture behind the film, and a Toronto freeze-thaw cycle does the rest.

Pointing comes first

Failed mortar joints let water in behind the brick. Painting over them locks the problem in. Repointing is a separate trade and it goes first.

Our Process

How a brick job runs

1

Assess the masonry

Brick type, mortar condition, spalling and efflorescence checked, and a judgement made on whether coating is appropriate at all.

2

Clean and dry

Surface washed to remove dirt, efflorescence and biological growth, then given time to dry through rather than just at the face.

3

Repair and prepare

Repointing confirmed complete, spalled faces addressed, and a mineral primer applied where the product calls for one.

4

Apply and inspect

Two coats of a breathable coating or successive limewash passes, worked into the texture rather than bridged across it.

What a brick scope covers

The one exterior surface where the wrong product does harm rather than just looking poor.

Honest advice on whether to paint

Sound original brick is usually worth keeping unpainted, and we will tell you that before quoting.

Pointing checked first

Deteriorated mortar joints flagged, because coating over them locks water behind the wall.

Breathable products only

Mineral, silicate or limewash, so the masonry keeps drying outward the way it was built to.

Dried through, not surface dry

Washed brick given time to release moisture from depth before any coating is opened.

Brick Painting specifics

Why Toronto brick is a moisture question

A large share of Toronto’s pre-war housing is solid masonry: two or three wythes of brick with no cavity and no drainage plane behind them. That wall manages water by absorbing it during rain and releasing it back out through the face when the weather turns. It has done that for a century.

Apply a film-forming acrylic to that wall and the outward path closes. The moisture still arrives, through the roof line, around openings and up from grade, and now it collects behind the coating. Through a Toronto winter it freezes, expands, and takes the face of the brick with it when it lets go. Spalled brick is the visible end of that process.

Mineral and silicate coatings work differently. They bond chemically into the masonry surface and remain permeable, so the wall keeps drying outward while the colour sits in the surface rather than on it.

Repainting brick a previous owner already painted

If the previous owner already painted, the calculus changes entirely. The decision has been made, stripping is destructive, and the practical question is which coating gives the longest life over what is there.

In that situation we check what the existing coating is and whether it is still adhered, then recoat with a breathable product where the substrate allows it. Where the old film is failing widely, the honest answer is that it needs to come off as far as practical first, and that is a slower and more expensive job than a straight repaint.

Repointing comes before any brick painting

Mortar joints are sacrificial. They are meant to be softer than the brick and to be replaced periodically. On Toronto houses from the 1920s and earlier, original lime mortar is often overdue, and in places it has already been repointed with a hard Portland mix that is doing damage of its own.

Painting over deteriorated joints locks water behind the wall. We check the pointing at the estimate and, where it needs work, we say so and wait rather than coat over it.

Brick painting questions

Should I paint my brick?

Sometimes the answer is no, and we will say so. Sound, attractive original brick on a pre-war Toronto house is usually worth keeping. Painting makes sense where the brick has been previously painted, where it is a mismatched patchwork from an addition, or where the face is already damaged and cosmetically beyond cleaning.

What does brick painting cost in Toronto?

It is quoted per elevation rather than by a published square-foot rate, because the variables are the condition of the masonry and the product required. Expect it to sit above a siding repaint of the same area, since mineral coatings cost more per litre and the texture takes more material.

What is limewash?

A mineral coating based on slaked lime that bonds into the brick rather than forming a film over it. It is completely breathable, it weathers by softening and thinning rather than peeling, and it gives the aged, slightly mottled look. It is also more forgiving than paint if you later change your mind.

Can painted brick be stripped later?

Only with chemical strippers or abrasive methods, and both risk taking the hard fired face off the brick, leaving a soft porous surface that absorbs water badly. Plan on the decision being permanent.

What about painted brick that is already peeling?

That is usually a moisture problem rather than a paint problem. A previous non-breathable coating has trapped water in the wall, and it is pushing the film off from behind. Recoating without addressing it repeats the failure. We look for the water source first.
